LEED Campus certification drives leasing innovation

Can LEED (Leadership in Energy and Environmental Design) certification change how sustainability is written into leases? With the Campus Approach it can. The Campus Approach is a way to streamline the certification of multiple buildings that are constructed on the same site by pre-certifying site related credits that can be applied to all of the LEED certified buildings located on that site, typically referred to as the Master Site. This can be a very effective approach for corporate campuses or schools that have multiple but dissimilar buildings on the same site. This approach is designed around the LEED Building Design & Construction (BD+C) and Existing Building: Operations & Maintenance (EB: O+M) certification systems.

While at the Greenbuild expo in New Orleans last week I attended a session in which a very different approach to Campus certification was presented. The project was the Destiny USA mall in Syracuse, New York. While a typical campus project will draw the Master Site boundary around the site, in this project the Master Site boundary was the shell of the mall itself. Rather than supporting the certification of full buildings, the pre-approved campus credits supported the LEED Interior Design & Construction (ID+C) certifications of the individual tenant spaces. This approach greatly simplified the certification process for the tenants.

Destiny USA is the first mall to have successfully written the requirement for LEED certification for all tenants into their standard lease agreements. It is through their innovative use of the Campus approach to certification that made this possible.
